Do I get a choice in colors & selections?
There is a selection of pre-approved choices for buyers to choose from on homes that have not yet begun construction. Some options are pre-selected by the builder and are not able to be changed.
Options & selections may change due to inventory changes or discontinuations.
Are customizations allowed?
No customizations to floor plans are allowed by the builder other than the options and selections that are provided to the buyer to choose from.
Are Blinds, Gutters, & Fence Included?
Blinds & Gutters are an upgrade option for buyers to purchase. Once a property has been contracted these items will be reviewed at the time of the colors & selections.
Because of the lot sizes, fencing is not included and is not an optional upgrade.
Is a Washer, Dryer, and Refrigerator Included?
The builder offers an upgrade option for buyers to purchase. Once a property has been contracted these items will be reviewed at the time of the colors & selections.
How Much Yard Space Do I Have?
Per the builder, buyer's area of property is as follows: From front of the home to the sidewalk, from back of the home to the gravel lots/sidewalk (As applicable), approx 5' on each side of the home or halfway point between the homes or for corner lots, to the sidewalk area.
How does parking work?
At this time there is no assigned parking set by the builder or the Property Owner's Association. Parking in the gravel lots is on a first come first serve basis. Additional parking is allowed on the northern side of Tulsa St and the southern side of Salida.
Is there a plan for the subdivision to connect to the Razorback Greenway?
Below is an attachment to the concept map for future Fayetteville Trails. The dashed blue-line on the on attachment is their concept for future trails that is planned to run down Old Farmington Road and connect to MLK. This is portion is expected to take place with the future changes of the MLK/I-49 interchange which are expected to be completed end of 2026 per the City’s website as of November 2024.

Is there a POA and if so, what is included?
There is an active Property Owner's Association in the subdivision (POA). The fees are $35 monthly and include lawn mowing and maintenance of the gravel lot areas.
